Is the valuation free and non-binding?
Yes, completely. We prepare the exact same commercial study used by our technical department (map, cadastral data, area analysis and two price scenarios) free of charge and with no paperwork to sign. Only if you decide to sell with Sky at a later stage do we manage your property on an exclusive basis to better protect your price. Until then, the report is yours to use however you wish.
How long will it take to receive the report?
In most cases, within 24 working hours of receiving your request. The local team reviews your property, cross-references area data and sends you the PDF. If the property type or neighbourhood requires further analysis, we will let you know: we prefer delivering a thorough report rather than a rushed one. We will never leave you waiting without updates.
How does this differ from an online valuation tool?
Online estimators usually provide a generic average based on postcode. We evaluate your specific property: building type, cadastral records, recent local sales and neighbourhood demand, guided by an advisor who knows the area. The goal is not 'a pleasing figure', but a realistic range to help you decide whether to sell, wait, or adjust your price expectations.
Is this the same as an official appraisal?
No, and it is important not to confuse the two. An official appraisal (tasación) is signed by a certified surveyor and is typically used for mortgage and banking purposes. Our valuation is a commercial market study: while the values are not official, they provide practical guidance on setting your listing price and strategy. If you require a bank appraisal later, we can guide you; this is simply the sensible first step to making informed decisions.
What do quick sale and maximum value mean?
They are two indicative scenarios within the report. Quick sale prioritises liquidity and a shorter timeframe; maximum value assumes more time on the market at a higher price point. This lets you weigh the real trade-off: speed versus margin. They are not a guaranteed sale price, but a guide to help you choose the right approach for your circumstances (urgent inheritance, relocation, or simply wanting the best price).
Which areas do you cover?

If your property is located in another province, you can still request a study; we will evaluate whether we can deliver the same level of accuracy or clearly inform you otherwise.
Do I have to sell with Sky or sign an exclusive agreement?
No. You can request a valuation purely out of curiosity, for inheritance purposes, or because you doubt a price you were previously given. You will receive the report, review it at your convenience, and decide for yourself. There is no obligation to list your flat or sign an exclusive contract. Exclusivity only applies if you choose to sell with us, in which case we protect your interests with a clear strategy to maximise your outcome.
Why do you ask for the address via Catastro?
Because Cadastre (Catastro) gives us the official records of the property (plot size, floor area, usage and reference numbers), preventing guesswork or confusing property types. With your exact location verified, our technical department can cross-reference area, map and comparables more accurately. If your street does not appear, you can type it manually: we will review it all the same and ask only for essential details.
What happens after receiving the report?
You will receive a clear PDF including location, cadastral data, area analysis, market comparables and both price scenarios (plus an estimated net notary proceed, where applicable). An advisor from your local branch may call to explain the figures and answer questions without sales pressure. You decide: sell, wait, negotiate better terms... or do nothing. The report remains valuable even if you don't sell right away.
Is this useful if I'm not sure I want to sell yet?
Yes, that is precisely what it is for. Many property owners request one due to inheritance, divorce, relocation, or simply because 'everyone gives a different price'. Having a serious study gives you reliable figures to discuss with your family or professional advisors without committing to listing the property.
