How the price of bare ownership of a property is calculated

The price of bare ownership is not a fixed percentage applied to every flat. It stems from the market value of the property under full ownership and is adjusted according to the reserved usufruct, the usufructuary's age, the payment method, and what a buyer is prepared to pay.
If someone shows you a generic "% by age" table as if it were an actual offer, be cautious. It might pass as casual conversation, but not as a serious valuation.
First: full ownership market value
Without a realistic market value of the unencumbered home (location, condition, floor area, local demand, encumbrances), bare ownership cannot be calculated accurately. That reference value is the starting point. From there, the economic weight of the right of use you retain is deducted.

Two transactions with the same total economic value can feel very different on a month-to-month basis. Always ask for the complete picture, not just "how much do I get on completion day".
Negotiation and buyer profile
The buyer of bare ownership is usually an investor or individual willing to defer occupation. Their offer depends on:
- liquidity and expected return on the asset;
- quality and location of the property;
- legal clarity of the usufruct;
- competition from other buyers in that area;
- condition of the property and potential medium-term building work.
Two properties with the same theoretical full-ownership value can result in different bare ownership deal prices if one is in a more liquid market (for instance, certain areas of Madrid, Mallorca or Valencia) and the other is not. Charges and mortgages
If there is an outstanding mortgage or other charges, the calculation becomes more complex: you must determine what gets redeemed, what each party assumes, and how it impacts your net payout. Do not assume that "bare ownership is calculated the same way" with outstanding debt. Every encumbrance changes the picture.
Taxation and advice
