Documentation for VPO disqualification in Madrid (checklist)

The disqualification of a VPO or VPP in the Comunidad de Madrid hinges on the application file. Without consistent documentation, the procedure becomes bogged down with requests for additional information. With it, you can at least control what depends on you.

This checklist is indicative. Each housing regime (and each history of financial aid) may require different documents. Use it as a starting point, not an official exhaustive list.

Indicative checklist

1. Identification and representation

  • DNI/NIE for all owners.
  • Power of attorney if someone is acting on behalf of an owner.
  • Contact details and official address for notifications.

2. Title and Land Registry

  • Title deed (and, if applicable, subsequent property transfers).
  • Updated informative nota simple.
  • Cadastral reference.

3. Official classification and protection regime

  • Classification document / regime (VPO, VPPB, VPPL or any other listed).
  • Any resolution, endorsement or development annex that defines limitations.
  • If you do not have it: search through your personal archives, the developer, or the relevant authority.

Without knowing the exact regime, it is easy to submit an incomplete application or request something inappropriate.

4. Grants and subsidies

  • Proof of any financial aid received linked to the property, if applicable.
  • Grant or repayment decisions, where available.
  • Any prior correspondence with the authorities regarding repayments.

Subsidies that must be repaid are one of the factors that most influence the progress of the file. Do not leave them until the end.

5. Encumbrances and outstanding debts on the property

  • Mortgage debt certificate, if there is a loan.
  • IBI (council tax) and community fees up to date (or statement of actual outstanding debts).
  • Other encumbrances shown on the nota simple.

6. Inheritances or multiple owners

  • Ownership transfer and registration documents if inherited.
  • Agreement between co-owners to apply for disqualification.

7. Procedural forms and applications

Application forms and submission channels are specified at any given time by the competent authority in the Comunidad de Madrid. Do not use a generic PDF from another autonomous community. Confirm the current electronic office, in-person registry, and required supporting documentation for your specific protection type.

A practical order to avoid improvising

  1. Nota simple + title deed.
  2. Classification / housing regime.
  3. Subsidies (yes/no and documents).
  4. Co-owners aligned (inheritance, divorce, joint ownership).
  5. Submission of the complete file.
  6. Only then: sales timeline aligned with the process.
