How much can I borrow? Borrowing capacity according to the Banco de España.

We start from the Banco de España's maximum recommended total debt service ratio: not exceeding 40% of monthly net income (including mortgage and other debts). An 80% LTV is standard market practice, not a strict legal limit.

Frequently asked questions

Where does the 40% figure come from?
From the Banco de España's Banking Client portal: total debt repayments (mortgage and other debts) should not exceed 40% of net monthly income, leaving at least 60% for living expenses.
Do banks always use 40%?
No. The 40% figure is a prudent recommendation from the BdE. Each lender applies its own credit scoring; in stability analyses, the BdE also references debt service thresholds of 35% as a prudent assessment criterion, rather than a mandatory lending rule.
What is 80% LTV?
Loan to Value: financing up to 80% of the purchase price is standard practice. It is not a fixed legal cap; it depends on the lender, profile and valuation.
