Indicative tax valuation

Bare ownership is calculated by subtracting the usufruct value from the total property value. Legal rules depend on whether the usufruct is fixed-term or for life.

Fixed-term usufruct

Under Spanish regulations, it is typically valued at around 2% of the property value for each remaining year, up to a maximum of 70% of the total value.

Lifetime usufruct

The value of the usufruct is calculated using percentage scales linked to the beneficiary's age (usually up to a maximum of 70% and a minimum of 10%). Bare ownership is the total property value minus the usufruct.
