Requirements

Do you meet the requirements in the Community of Madrid?

It depends on the specific scheme on your certificate. The 5 and 15-year limits apply only when your classification permits voluntary disqualification. Not all protected properties can be disqualified at the owner's request: that is why we review your file before you pay management fees.

Scheme A

Publicly developed VPO

  • Minimum 5 years from acquisition, unless just cause applies (regional authority criteria).
  • Deferred amounts owed to the Social Housing Agency settled and purchase deed formally executed.
  • Without prejudice to third parties.
  • Voluntary disqualification is not permitted if qualified under Royal Decree-Law 31/1978.

Scheme B

Privately developed VPO / VPP / VPPB / VPPL

  • Minimum 15 years from final classification when the regulations governing the file permit voluntary disqualification.
  • Without prejudice to third parties.
  • No VIS. Nor while maintained under a rental scheme if explicitly classified for that use.
  • Excluded if there was a qualified loan or state plan subsidies (RD 801/2005 or RD 2066/2008), depending on the authority.

Documentation

What documentation you need

If you do not have everything, we tell you what to request and how to obtain it. The review can begin with what you already have.

  • Classification file number (or property classification certificate / resolution).
  • Updated land registry excerpt (nota simple) from the Land Registry.
  • Title deed or ownership title proving acquisition.
  • National Identity Document (DNI/NIF) of all owners (unless electronic signature is used by titleholders).
  • Responsible declaration signed by all owners confirming that disqualification causes no prejudice to third parties.
  • If using a representative: original authorisation signed by all owners.
  • If let out: tenancy agreement, signed consent from tenants, and their DNI/NIF (unless electronic signature is used).
